John K. Criddle and Joseph J. Freitas Chosen to Market Deerfield Beach Office Building

DEERFIELD BEACH, FL, February 28, 2017Cushman & Wakefield announced today that it has been named exclusive leasing and sale agent for 2200 SW 10th Street, a 50,000-square-foot plug-and-play call center in Broward County’s Colonnade Business Center.

Managing Director John K. Criddle and Senior Associate Joseph J. Freitas were selected to lease and sell the building by Boca Raton-based investor 2200 Deerfield Florida, LLC. The asset is listed for sale at $8.25 million. The entire building is available for lease at triple-net rates ranging from $13.75 to $15.75 per square foot. Anticipated operating expenses are $5.25 per square foot plus electric and janitorial.

2200 SW 10th Street was developed in 1995 on a 5.4-acre site. The building offers move-in ready call center space with elevated ceilings, 300 workstations, more than 36 offices, multiple conference rooms, a training room, a kitchen/break room and a server room. The space features indirect task lighting in open computer work areas, a T4 network connection with Category 5 cabling throughout, a closed-circuit television camera system and a back-up generator. The propety provides five parking spaces per 1,000 rentable square feet with additional off-site parking available.

The building is situated on the south side of SW 10th Street, providing excellent exposure on one of Broward County’s major east-west thoroughfares. The site is located minutes from the Sawgrass Expressway, Interstate 95 and Florida’s Turnpike and less than two miles from the Deerfield Beach and Pompano Beach Tri-Rail stations.

“2200 SW 10th Street is a unique listing offering users the opportunity to occupy a move-in ready call center with tremendous access to markets east and west of I-95,” said Criddle. “For investors, this is a chance to acquire an asset below replacement cost in a supply constrained market with significant barriers to entry and tremendous upside.”
