Cushman & Wakefield and Datran Center I, LLC Collaborated to Secure LEED Silver Status for the 500,000-Square-Foot Miami Office Complex

MIAMI, FL, April 11, 2017Cushman & Wakefield announced today that it has assisted Datran Center I, LLC in securing the U.S. Green Building Councils’ (USGBC) Leadership in Energy and Environmental Design (LEED) certification for Datran Center, a 500,000-square-foot Class A, office complex in Miami-Dade County.

The Asset Services team of Vice President Marlene Diaz, Property Manager Tesalia Corbett, Senior Chief Operating Engineer William Espinoza and Chief Operating Engineer David Gort collaborated with owner Datran Center I, LLC in securing the prestigious O+M: Existing Buildings v2009 certification. Cushman & Wakefield has managed the asset for Datran Center I, LLC since it acquired the complex in June 2016.

Datran Center is a two-building, Class A office complex constituted by Datran One, an 18-story building developed in 1984 at 9100 South Dadeland Boulevard, and Datran Two, a 20-story building at 9130 South Dadeland Boulevard built in 1987.

Datran Center features a three-story atrium lobby, 24-hour security, ample parking and on-site Metrorail access. The complex also offers a mixed-use component featuring the 302-room Miami Marriott Dadeland, a tenant conference center and a three-level retail element housing a Sabadell Bank branch, a Raymond James Financial branch, restaurant, deli, hair salon and car wash. The complex, which provides direct access to the South Dadeland Metrorail Station and a Metrobus terminal, is situated just south of Dadeland Mall.

The LEED rating system is the foremost program for buildings, homes and communities that are designed, constructed, maintained and operated for improved environmental and human health performance. More than 79,600 commercial and institutional projects are currently participating in LEED, comprising more than 15.3 billion square feet of construction space in all 50 states and more than 161 countries and territories.

The upgrades and renovations which earned Datran Center LEED recognition began in 2014 under previous ownership and were completed in December 2016. These resource- and cost-saving renovations included retrofitting common areas with energy-efficient lighting and motion sensors, replacing bathroom fixtures, faucets and water pumps with resource-friendly models, updating and replacing HVAC systems throughout and replacing an aging escalator system in the main lobby of Datran One.

“The LEED certification for Datran Center was the result of years of hard work, cooperation and commitment from ownership, tenants, management and leasing staff,” said Tim Rivers, Senior Managing Director of Asset Services in Florida. “It’s incredibly fulfilling to see those efforts produce tangible results that benefit all involved, including the surrounding community.”

The Cushman & Wakefield office leasing team of Vice Chairman Brian Gale, Managing Director Ryan Holtzman, Managing Director Andrew Trench and Director Jeannette Mendoza are exclusive leasing advisors for the building. Datran Center is currently 84 percent leased. Notable tenants include Preferred Care Partners, MDM Hotel Group, Ltd., Chubb, Rubenstein Law, AXA Equitable Life Insurance and Regus.

“The LEED certification process is a win-win for all parties,” said Gale. “The end result is a much more efficient operation that reduces long-term costs for landlords and tenants. It’s definitely a significant driver for today’s workforce, which places high value on social responsibility.”

In addition to LEED certification, Datran Center has been awarded the ENERGY STAR label eight times.
