Managing Director Jason Donald and Associate Todd Tolbert Sign Six New Tenants to Major Retail Redevelopment in Westshore

TAMPA, FL, July 12, 2017Cushman & Wakefield announced today that it has secured leases with six new tenants totaling 12,800 square feet of retail space at the 4001 West Kennedy redevelopment in the Westshore submarket of Tampa.

Managing Director Jason Donald and Associate Todd Tolbert represented the ownership group, Pappas & Pupello Development, LLC, in finalizing the leases with Metro Diner, La Segunda Café, Noire the Nail Bar, uBreakiFix, T-Mobile and Nékter Juice Bar. The property is being redeveloped into a Class A retail center with construction expected to be complete by the end of 2017.

Metro Diner, which leased 3,705 square feet, is a diner chain serving classic American comfort food as featured on the Food Network’s Diners, Drive-Ins and Dives. This is the second Metro Diner in the Tampa Bay market joining their successful 4th Street location in St. Petersburg, FL. Metro Dinner currently has 38 additional restaurants in development or open across the country.

La Segunda Café, an Ybor-based bakery featuring authentic Cuban bread and traditional baked goods, leased the second restaurant space at 4001 West Kennedy consisting of 3,082 square feet. La Segunda’s second Tampa Bay location will introduce a revamped cafe menu along with their Ybor classics. La Segunda is a fourth-generation, family owned business based in Tampa for more than 100 years. Both Metro Diner and LaSegunda Café were represented by JoAnn Ferlita of Property Pro.

Other tenants signed at 4001 West Kennedy include:

Noire the Nail Bar, a beauty services establishment specializing in manicures and pedicures with approximately 15 locations open or in development across the country. Noire the Nail Bar was represented by Lawrence Oxenberg of Berger Commercial Realty.

uBreakiFix, a professional electronics repair shop, with more than 10 locations in Tampa Bay and more than 300 locations across the country. uBreakiFix was represented by Daniel Broussard of Cite Partners.

T-Mobile, one of the country’s top phone carriers and wireless providers is the first tenant open and operating. T-Mobile currently has more than 40 stores across Tampa Bay.

Nékter Juice Bar, a concept founded in 2010 specializing in freshly-made and cold-pressed juices, smoothies and acai bowls. Nékter has 77 locations in six states with plans for 300 locations in the next five years. Nékter was represented Jeremy Kral of Southeast Retail Group.

The redevelopment will feature two fully renovated buildings totaling 19,300 square feet connected by a covered breezeway with outdoor seating. Other planned improvements include upgrades to the parking areas, lighting and landscaping. The property was originally built in the late 1960s by Pupello Construction Company and owned by twin brothers, Joe and Frank Pupello, along with business partner, Hillary Jones. Joe Pupello and his sister, Nancy Pappas, fully purchased the property from their partners in late 2015 under the name of Pappas & Pupello Development, LLC and Pupello Investments, LTD.

“We’re thrilled about the next phase and future of 4001 West Kennedy and saw a great opportunity for improvement when we acquired it,” said Joe Pupello, Principal, Pappas & Pupello Development. “We are confident that our capital investment combined with strong tenants will change the face of commercial real estate on Kennedy Boulevard.”

“The proximity to both Westshore and Tampa CBD submarkets, as well as the surrounding South Tampa neighborhoods will make it a heavily trafficked center,” added Tolbert. “It offers a combination of parking, accessibility and signage rarely seen in the area.”
