Chris Metzger, Richard F. Etner Jr., Christopher Thomson and Matthew G. McAllister represented owner MSG I-595, LLC in negotiating the long-term lease. Sky Groden of JLL represented Johnstone Supply in the lease negotiations.
Johnstone Supply, a subsidiary of Jacksonville, FL-based The Ware Group, is a leading independent regional wholesaler, distributor, contractor and supplier of HVAC/R equipment. The company, which has 25 locations throughout Florida and four in South Carolina, is relocating its Dania Beach operations from Broward International Commerce Center at 329 North Bryan Road.
I-595 Business Center is a ±150,000-square-foot, state-of-the-art, Class A industrial building currently under construction. The building is expected to be completed in August 2018. I-595 Business Center will feature extraordinary visibility from I-595, approximately four dock-high doors per bay, built-to-suit offices, an ESFR (Early Suppression, Fast Response) fire safety system, 32-foot clear heights, T-5 lighting, a 6-inch reinforced slab rated to 4,000 PSI and 183 parking spaces.
