Gordon Messinger, John K. Criddle and Joseph J. Freitas were Selected to Lease Fox Ridge Capital’s and Geometry Development’s Newly Acquired 100,000-square-foot Boynton Beach Office Building

BOYTON BEACH, FL, December 20, 2017Cushman & Wakefield announced today that it has been named exclusive leasing advisor for 3301 Quantum Boulevard, a 100,000-square-foot office building in Palm Beach County.

The Cushman & Wakefield brokerage team of Gordon Messinger, John K. Criddle and Joseph J. Freitas were selected to lease the building on behalf of FH Quantum, LLC, a partnership between Grant Horwitz, managing principal of Fort Lauderdale, FL-based Fox Ridge Capital, and Joshua Schrager and Daniel Schwartz of Hollywood, FL-based Geometry Development, LLC.

FH Quantum, LLC acquired 3301 Quantum Boulevard earlier this month from Aetna Life Insurance Company. New ownership plans to invest significantly in capital improvements, including a new roof, new HVAC system, and upgrades to site landscaping and the surface parking areas.

3301 Quantum Boulevard is a two-story office building developed in 1995 on a 6.2-acre site. The asset features open, 50,000-square-foot floor plates; plug-and-play opportunities; ample parking; and the potential for building and monument signage.

The building is located one mile from Interstate 95 and is proximate to the Boynton Beach Tri-Rail station, a Palm Tran stop, and a wide range of retail and dining along Gateway Boulevard. Current availabilities range from 12,500 to 25,000 square feet on the ground floor and 8,000 to 50,000 square feet on the second floor. Triple-net-lease rates are $13 per square foot with operating expenses of $6 per square foot.
