The Capital Markets Team of Scott O’Donnell, Dominic Montazemi, Greg Miller and Miguel Alcivar were Selected to Market the ±60,000-Square-Foot Home of the IGFA
The Cushman & Wakefield Capital Markets team of Scott O’Donnell, Dominic Montazemi, Greg Miller and Miguel Alcivar was selected to market the property on behalf of the IGFA. IGFA recently announced plans to relocate its headquarters elsewhere in South Florida.
The 59,797-square-foot asset will go to market unpriced. Cushman & Wakefield research shows comparable assets in the region trading at more than $300 per square foot.
The three-story building was developed in 1999 on a ±12.7-acre site at 300 Gulfstream Way in Sportsman’s Park. The uniquely designed asset provides exceptional visibility with direct frontage on Interstate 95, ample parking and IROC (Industrial) zoning by the City of Dania Beach, allowing for multiple future uses.
The building offers an irreplaceable location in the heart of Dania Beach with immediate access to Interstate 95 at the Griffin Road interchange (Exit 23) and is adjacent to the Design Center of the Americas (DCOTA), a 165,000-square-foot Brass Pro Shop and Kimco’s Dania Pointe, a 1 million square-foot mixed-use development that will feature 100 retail stores and restaurants, two hotels, 1,000 multifamily units and 500,000 square feet of office space when completed.
“This is a truly unique asset that will attract a wide variety of investors,” said O’Donnell. “It will appeal to users looking to establish ownership and a strong brand identity as well as investors and developers who covet the underlying land in one of South Florida’s most dynamic markets.”
The South Florida Commercial Team of O’Donnell, Montazemi, Alcivar, Miller and Jason Hochman has closed over $1 billion in sales and financing over the last two years. Please visit www.southfloridacommercialteam.com for more information about the team.
